Key Points:

  • PRP submits a planning proposal for the expansion of Cardamom Court, a care home in Ilford, east London.
  • The project aims to double the facility’s capacity, adding 70 new apartments.
  • The plan includes the demolition of a day care centre and a three-storey building.
  • A new four-storey building with 34 one-bedroom apartments is proposed.
  • The existing care home will undergo a reconfiguration, adding 36 one and two-bed apartments.
  • The development will also feature communal spaces, a garden courtyard, and a rooftop terrace.
  • The new care home will be energy efficient and accessible, providing sector-leading extra-care housing.

PRP has submitted plans to Newham Council for the expansion of the Cardamom Court care home in Ilford, aiming to increase its capacity and enhance facilities for residents. The development is part of a broader plan by Anchor, England’s largest later living provider, to meet the growing demand for retirement housing.

How will the expansion impact the existing care home?

The proposal seeks to retain the existing accommodation at Cardamom Court, which was originally built in the 1990s, while demolishing a day care centre and a three-storey building that adjoin the main structure. In place of these, a modern four-storey building will be constructed, which will house 34 one-bedroom apartments.

What are the key features of the new development?

The expansion will deliver 70 new apartments in total. Three additional rooms will be created within the existing building, which will consist of 36 one and two-bedroom apartments.

In addition to the increased living spaces, the plans include reconfiguring circulation areas to better connect the new and old buildings. The development will also feature a communal garden courtyard and a roof terrace where residents can grow their own fruit and vegetables. The new layout will provide enhanced communal spaces and make the facility more energy efficient and accessible.

What makes the development of Cardamom Court significant?

PRP describes the development as providing ‘sector-leading extra-care housing’. The new care home is designed to meet the needs of a growing elderly population, ensuring that residents have access to modern, energy-efficient homes that cater to their lifestyle and healthcare needs. The addition of accessible apartments, along with the incorporation of green spaces and communal areas, demonstrates the project’s commitment to providing a high standard of living for retirees.

When will the expansion of Cardamom Court be completed?

While the planning proposal has been submitted, the timeline for the completion of the project will depend on the approval from Newham Council. If granted, construction could begin in the near future, with the new facilities expected to be ready for residents within a few years.

PRP’s plans mark a significant step towards enhancing care facilities in east London, providing more housing options for the elderly and supporting the local community in Ilford. The new care home will not only double the capacity of the existing facility but also introduce modern amenities that reflect current standards in extra-care housing.
